The Pros & Cons of Slate Roofing Tiles

Slate roofing tiles continue to be a popular choice among those looking to add a more custom look to their property. Slate not only provides an attractive appearance but can also last considerably longer than any other tile material available.  If you are considering slate tiles taking time to learn more about the material will help you make the right choice when it comes to your roofing selection.

Pros:

Aesthetically Appealing – The beauty of a slate roof can hardly be ignored.  It is often regarded as the most elegant and attractive roofing material available.  Homeowners can also choose from a number of colors and styles creating a unique look to the property.

Durable Unlike asphalt tiles which need to be replaced every 20 to 30 years, slate tiles can often last upwards of 100 to 150 years. This durability makes them one of the best investments a homeowner can make.

Fire-resistant Slate roofs are often considered one of the most fire-resistant options on the market.  The tiles themselves are fire proof offering protection from the heat and flames neighboring house fires or fireworks can bring.

Cons:

Heavyweight Slate tiles are very heavy and often pose a threat to structures unable to withstand the extra weight. In fact, slate tiles can weigh anywhere from 800 1,500 lbs. per square. Prior to installation, the structural integrity of the property should be inspected to ensure that it can handle the additional pounds.

Costly Although prices will vary from contractor to contractor, the typical cost of a slate tiled roof can range from $1,000 to $6,000 per square installed.  Considering this cost is nearly five times higher than asphalt, slate may not be an option for everyone.  With the price though comes longevity and, unlike asphalt, these roofs are likely to last for the remainder of the customers ownership.

Fragile While slate tiles may have lasting durability, extra care must be taken when working with them.  Simply walking on them without taking precautions can damage or break the slate.  Replacement is often more difficult than standard asphalt shingles as it is much harder to match the slate tiles color and appearance when using varying lots of supplies.
